Section text for the Residential Tenancies Act 1995 (SA) and the Housing Improvement Regulations 2017 (SA) is cited by instrument, section number, heading and canonical authorised-version URL. Where the section text has not been read into this corpus, the passage carries no day counts or quoted obligations — read the authorised instrument before deciding anything. Some reviewed government and tribunal pages are recorded as reference URLs only, because the publisher blocked automated retrieval; those entries summarise nothing from the page itself.

Landlord's obligation to repair
The landlord's repair obligation and the tenant's route for reporting repairs, including urgent repair reporting.
- The repair obligation is assessed with regard to the age, character and expected life of the premises.
- The repair obligation under s 68(1) is not conditional on the tenant giving written notice.
- A breach under s 68(2)(a) requires notice of the defect AND a failure to act with reasonable diligence after that notice. Notice goes to breach, not to the existence of the duty.

Landlord's right of entry
When and how a landlord or agent may enter the premises. The ground of entry must be identified first: routine inspection, necessary maintenance or repairs, and other grounds each have their own rule.
- A routine inspection under s 72(1)(c) ordinarily requires between 7 and 28 days written notice. This ground applies only where the entry really is a routine inspection.
- A routine inspection is ordinarily limited to a two hour window within normal hours and to 4 in any 12 month period.
- Entry under s 72(1)(e) for non-emergency necessary maintenance or repairs (other than garden maintenance) may be made at the tenant's request, or otherwise on at least 48 hours notice for entry during normal hours.
- Normal hours under s 72(6) are 8am to 8pm, excluding Sundays and public holidays.
- Statutory exceptions apply, including an inspection frequency authorised by the tribunal, so the section itself must be read before relying on the ordinary position.

- An application for repayment of a bond may be made jointly or by a party individually.
- Where an application for repayment may be disputed, the Act requires notification through the Commissioner.

Increases in rent
Conditions that must be checked before rent is increased, including notice, what the agreement itself provides, restrictions during a fixed term, and timing conditions.
- Whether a rent increase is available at all depends on the notice given, the terms of the agreement, restrictions during a fixed term and timing conditions, all of which must be checked.
- A rent increase cannot be worked out from partial facts.
